As a Realtor, my job is to help you buy and sell, but more importantly, to make sure you’re protected. Here are three ways to make sure your home doesn’t sell without having a place to move to:
1. Buy first. If you can buy a new home before selling your current one, it opens up many possibilities. This could involve getting a second mortgage, a bridge loan, or other financial alternatives. The benefits include easier coordination of move-in dates and presenting a stronger offer with fewer conditions. However, I understand that not everyone can afford to do this.
2. Extended possession date. Many people don’t realize that possession dates are negotiable, just like the price. By negotiating an extended possession date, you can gain extra time—say, an additional 30 days—before the deal closes. This gives you more time to find your next home without feeling rushed.
3. Seller’s condition. This is my favorite method because it offers maximum protection. While most offers include buyer’s conditions, such as financing and home inspection, we can also include seller’s conditions. For instance, you can condition the sale of your home on finding a replacement property. This means the deal won’t go through unless you have a new home to move into, ensuring you’re fully protected.
